At first glimpse thought it was a Rufous-capped Babbler,
but it's iris looks different.
Is it possible a Pin-striped Tit-Babbler or any other species?
Thank you so much!

I think you're right that it's a Pin-striped Tit-babbler. As well as the iris colour, notice that it has a dark eyestripe and lores, a more obvious supercilium and a different bill shape (less sharply pointed than Rufous-capped).

Thanks John!
Clear explanation of the difference between them!
