2.發展商表示近76%的土地「將會持有 (will be owned)」,而餘下的土地正在洽購中(being acquired)。這是否代表發展商並沒有持有地盤土地?
3. 補償濕地
文件中並沒有詳細提及將來補償濕地的擁有及管理權。也沒有詳細提及將來運作補償濕地的資金來源?
4. 緩衝區
住宅區與補償濕地直接建在一起,沒有緩衝區。日後的人為滋擾可能相當嚴重。

Questions:
1. "Recreation + Conservation Area" are under "Wetland Conservation Area". The proposed rezoning (and the residential development) in "Wetland Conservation Area" = undersirable precendent?
2. landownership
The developer said about 76% of lands "will be owned" and the rest is "being acquired". So, does the developer own the land?
3. Ownership of the future compensated wetlands
Who will own and manage the compensated wetlands? Who will provide funding for the compensated wetlands?
4. Buffer area
There is no buffer area between the residential development and the compensated wetlands
