燕崗的大型發展?
有沒有人知道詳情？

Y/NE-KTN/1 申請修訂《古洞北分區計劃大綱草圖編號 S/NE-KTN/7》，把上水古洞近燕崗村第 92 約多個地段和毗連政府土地
由「綜合發展區」地帶、「休憩用地」地帶及「鄉村式發展」地帶改劃為「綜合發展區」地帶及
「鄉村式發展」地帶，並把擬議「綜合發展區」地帶的最高地積比率限制及最高建築物高度限制分別設定為 1 倍
及六層住宅(不包括一層停車場)(鄉郊及新市鎮規劃小組委員會文件第 Y/NE-KTN/1 號)

已經是2006年10月的事。城規會好像沒有贊成修訂。

CDA - 綜合發展區 - 可起摟 - 地積比率 = 0.4 (三層樓高及不可高過9米)，大約是錦鏽花園式的住宅項目。我想lalan看見的反對標語是指這綜合發展區。

V - 鄉村用地，只可建丁屋

Road 4 在現實規劃中並不存在

it's a new application and a meeting was held early october this year and the decision on the application deferred for 2 months time.

here's the application details. it says the proposed development would consist of 38 houses with a plot ratio of 0.44 in total.

private applications like these is just the beginning. i worry more about future revision to the outline zoning plan since the government intends to develop north kwu tung which seems to include the area around yin kong and LV

It appears that the LV farmland area will be a eco-park. It will be very silly to develop one of the 12 sites identified by the so-called conservation policy.

I only have one comment:

Economy > conservation. (Especially in Hong Kong)
